Siesta Key Village's Busiest Corner Belongs to Two Guys, Not Six Restaurants

October 1, 2026

Coastal villa entry with a recessed arched doorway, black-framed window, limestone pavers, and a palmetto.

"It's like being on a cruise ship with different style restaurants you can visit in one week," Mike Granthon told a reporter about the string of establishments he and Chris Brown built at Ocean Boulevard and Avenida Messina. He was describing six restaurant names under one ownership structure, and most people walking that corner on any given Friday night have no idea.

If you live on the Key, you already know the intersection. It's where The Hub Baja Grill sits a few doors from Summer House Steak & Seafood, where The Cottage serves its Old Florida menu, where MVP fills its sports-bar booths on game nights. What you might not know is that Brown and Granthon, operating as Above the Bar Hospitality Group, own the buildings under all of them. They also own Morton's Siesta Market and Siesta Village Liquors in the same block, plus a beach nightclub called The Beach Club that's been running since 1947. This fall, that footprint expanded again, and the Village calendar filled in around it. Neither story is new information on its own. Read together, they explain something about how this stretch of Ocean Boulevard actually works.

One Intersection, One Landlord

Brown and Granthon formed their partnership in 2006, when Brown acquired The Beach Club and Granthon came with it as general manager. The transaction included two other properties on the same block, a former real estate office and a hair salon. From there the pattern repeated. The Hub Baja Grill opened in 2008. The Cottage followed in 2011. In 2018 they gutted a space and built Summer House, naming it for a Siesta Key landmark designed by architect Carl Abbott that had occupied the same footprint decades earlier.

The corner now reads like this:

Business Concept Address
The Beach Club Nightclub, est. 1947 1551 Ocean Blvd
The Hub Baja Grill Latin American 5148 Ocean Blvd
The Cottage Old Florida eclectic 153 Avenida Messina
Summer House Steak & Seafood Upscale dinner-only 149 Avenida Messina
MVP (My Village Pub) Sports bar 5200 Ocean Blvd
Morton's Siesta Market Grocery Avenida Messina

Granthon has said the appeal is variety without competition. Each concept is different enough that a Tuesday dinner crowd doesn't cannibalize a Friday bar crowd, and a single ownership group can shift staff and marketing between properties instead of six operators fighting over the same parking spots. That's a different read on "options" than most visitors get. The Village isn't six businesses competing for your evening. It's one company managing your evening across six rooms.

The Newest Additions Aren't New Concepts, They're New Categories

The group's two most recent openings extend the same logic into food categories the corner didn't have. Siesta Poke opened at 5204 Ocean Boulevard offering build-your-own poke and acai bowls, with its outdoor tables built from repurposed skimboards sourced from Zap Skimboards in Venice. Restaurant manager Katie Spelman described the goal as filling a gap: fast, healthy, walkable food between beach trips, something the group's existing steakhouse and cantina concepts didn't cover.

Around the same time, chef Jakub Skoczylas and his wife Maja Rakowiecka opened The Duo Doner & Deli at 5049 Ocean Boulevard, bringing Turkish doner kebabs and deli sandwiches to the Village. Skoczylas trained under a Michelin chef in Sweden before landing at Sarasota's Founders Club and then striking out on his own. Sarasota Magazine named it one of the city's best new restaurants that year.

Neither addition displaced an existing business. Both filled categories, poke and doner, that the corner's original six businesses didn't touch. That's worth noticing if you've watched the Village's food options multiply over the past few years and assumed it meant more operators moving in. Mostly it's meant existing operators widening their menu instead of new competitors showing up.

The Boatyard Acquisition

The group's reach isn't limited to that one intersection. In early 2024, Brown added Boatyard to the portfolio, a move covered locally under the headline "Brown strikes again, nabs Boatyard." It's a pattern consistent with how the group has grown since 2006: acquire an existing, established name rather than build from scratch, then decide whether to keep the concept or fold it into something new.

For anyone trying to read the Village's commercial rhythm, that's the more useful signal than counting storefronts. The turnover locals notice, a sign changing, a patio getting a facelift, is often the same ownership group reallocating a property rather than a new business absorbing the risk of an unproven concept in a tourist-driven market.

What's Actually on the Fall Calendar

None of this touches the parts of Village life that the Siesta Key Chamber of Commerce runs independently of any restaurant group. The Chamber's fall calendar is its own separate system, and it's full this year:

  • Scarecrow displays built by local businesses line Village storefronts October 1 through 31, with visitors encouraged to stroll, dine, or shop while checking them out.
  • Safe Treats for Kids runs October 31 from 4 to 6 p.m., a free trick-or-treat event hosted by Village businesses.
  • The Siesta Key Crystal Classic International Sand Sculpting Festival returns to Siesta Beach November 13 through 16, drawing sand sculptors from around the world for four days of carving on the sand.
  • The Siesta Key Holiday Parade is set for November 28, starting at Avenida del Mare and Beach Road at 5:30 p.m. and traveling north on Beach Road into Ocean Boulevard and the Village.

Two institutions are shaping the same four blocks this season. One is a private hospitality group deciding which restaurant concept goes in which building. The other is a chamber of commerce running a public events calendar that has nothing to do with any single business's expansion plans. Both matter to how the Village feels in October and November, and they run on entirely separate clocks.

The Weekly Baseline Underneath All of It

Strip away the seasonal calendar and the ownership moves, and the Village still runs on a couple of fixed weekly points. The Siesta Key Farmers Market sets up in the Village every Sunday from 8 a.m. to noon, rain or shine, with produce, crafts, and prepared food. The Siesta Key Drum Circle gathers on the public beach at sunset, a standing tradition where locals and visitors bring instruments and watch the sun go down together. Neither one belongs to Above the Bar Hospitality Group or the Chamber. They're the parts of Village life that don't depend on who owns the building on the corner.

That's the actual shape of the place right now. A handful of new menu categories inside buildings that have been owned by the same two people for close to two decades. A packed civic calendar running on its own separate track. A market and a drum circle that predate both and will likely outlast this season's news. Walk the corner of Ocean and Messina this month and you're not seeing six businesses jockeying for your attention. You're seeing one company's read on what this stretch of the Village still needs, tested one concept at a time.

If you're weighing what a property near that corner is actually worth, given who controls the block and what's scheduled to draw foot traffic through it this fall and winter, The Holt Team knows this stretch of Siesta Key well enough to walk it with you.
